The procedure and rules for replacing the boiler in private houses

During the operation of boiler equipment, the indicators of its power and efficiency level may decrease. Replacing a heating boiler in a private house is most often required when connecting additional devices, lack of functions of a single-circuit model, breakdowns or wear and tear. The installation procedure for a new unit is regulated by the legislation of the Russian Federation and is carried out only with permits.

Documents that will be needed when replacing

The requirements according to which you can change the heating device are spelled out in the Civil Code of the Russian Federation, Government Resolutions No. 1314 and 1203, SNiPe II-35-76. Dismantling of the old boiler is allowed only if technical conditions are available from the gas service. Its specialists will need to provide documents:

• papers confirming the ownership of the house and the adjacent plot;
• owner's passport;
• application to Gorgaz for a permit.

After receiving the application, the owner of the house will be put in a queue to turn off equipment. Upon completion of dismantling works, a list of technical conditions is issued. If only the installation of a new boiler is carried out, the home ownership project does not change. When transferring the boiler house, changing the heating main scheme, a new project document is being developed. It has the right to be drawn up exclusively by a company licensed to design gas systems.

For connecting a gas boiler without approval documentation, the owners on the basis of clause 19 of Art. 7 of the Administrative Code are subject to a fine of 10-15 thousand rubles.

Rules, requirements, penalties

When installing a new boiler, legal requirements must be observed:

• Placement of the device in a non-residential room of 6-8 m2 with a door, good natural ventilation (window).
• Arrangement of models with a closed firebox in rooms with an area of ​​9 m2 or more.
• Inadmissibility of unauthorized connection to the mains - connecting the boiler without permission, connecting the mains if there is a failure of the interregional or city gas service.
• Additional charging of payment for illegally used gas upon detection of an unauthorized tie-in.
• Criminal liability for non-payment for gas - under Art. 158 CC is classified as theft.
• If it is necessary to change the location of the boiler room, a classic chimney system is organized in the new room.
• Permissibility of installation of closed boilers with a capacity of up to 60 kW in non-residential premises with a window.

Wall-mounted models are replaced once every 8 years, floor-mounted models - after 15 years or on the basis of the manufacturer's warranty period.

Features of dismantling old equipment

In case of replacing an old gas boiler with a new one, dismantling work is carried out in a private house. Specialists of the outsourcing company, with a certificate, perform:

1. Flushing the line to remove deposits and debris from the circuit.
2. Draining the coolant from the heating system.
3. Shutdown - the gas is shut off, then the unit is disconnected from the heating route and cold water supply.
4. Removal of disconnected equipment from the boiler room.

If it is required to change a device with a closed firebox, it is disconnected from ventilation.

Installation procedure for a new heater

Federal Law No. 190 lays down the rules for installing a new boiler for multi-storey buildings. In an apartment connected to a centralized mains, a complete replacement of the boiler is unacceptable. An exception is made by individual sources specified in the Government Decision No. 307.

For private houses, the requirements are not so strict - gas specialists and owners can carry out installation work. Independent events are carried out as follows:

1. Installation of a non-combustible board for wall-mounted appliances and a foundation - for floor-standing appliances.
2. Control of the position of the unit relative to the wall - with a gap of 20-30 cm.
3. Connection of heating and water supply only after the installation of the boiler.
4. Equipping the water supply pipe from the central system with a filter to protect the heat exchanger from clogging.
5. Sealing connections with a special tool or fum tape.
6. Connecting the unit to the 200 V mains and grounding the line.
7. Chimney connection of classic equipment with a standard chimney, turbocharged - with a coaxial pipe.
8. Checking the system for leaks. Water is poured into the main line and the pressure readings of 0.8-1.8 bar are checked.

For additional safety, a voltage stabilizer is connected to the boiler device.

Boiler and heating system testing

For start-up and testing, you need to contact the office of the gas supplier. The service representative connects the boiler to the gas system and performs its initial start-up. Before starting, a visual check of communications is performed for malfunctions, leaks and other defects.

If the system is in good working order, the boiler meets the declared characteristics, the owner is issued a permit for operation. Employees of the gas service also draw up an act of installation work. The customer sends it to Gorgaz.

In addition to the act of work, a written notification of their completion is sent to Gorgaz. The owner of the house must provide the document 5 days after the installation of the appliance. The notification papers are accompanied by acts of inspection and connection of the ventilation system, chimney, and a contract for the maintenance of the system.

If deficiencies are found at the time of testing, the start of using the boiler is postponed until they are eliminated.

Specificity of replacing a heating furnace with AGV

Old AOGV with one circuit can be replaced with two-circuit modifications if they are excessively powerful, incompatible with water heated floors (the return flow is mixed with a valve). Work is also carried out if the equipment is not equipped with weather-dependent automation.

The procedure for replacing a heating gas furnace with AGV is legally established - only with the receipt of new technical conditions:

1. Contacting Gorgaz to obtain documentation.
2. Writing an application in 2 copies for technical conditions, if they were not received earlier. The application specifies the data of the citizen, the planned time of commissioning, the maximum capacity of the equipment.
3. Submission of an application for technological connection in the presence of technical specifications in free form. The details of the owner, the name and location of the facility, the type of gas consumption, the terms of construction and commissioning, the planned capacity, the number and date of receipt of the technical specifications are indicated.
4. Appendix to the text of the application of accompanying documents. You need a passport, a certificate of ownership of land and a house, a plan and topographic map of the site, settlement documents.
5. Installing new equipment and connecting it to the system.

Installation work should only be carried out by specialists.

Features of replacing boilers with the same power

If there is a new unit with the parameters of the old, the replacement of the gas boiler on the basis of clause 61 (1) PP No. 1203 is simplified. It is enough for the owner to submit a notice of the completed work to Gorgaz.Attached to the document:

• an act confirming the fact of connection;
• act on the inspection of ventilation and chimney ducts;
• system maintenance contract for a period of 1 year or more.

Gorgaz considers the appeal and issues a permit. After receiving the paper, you can replace, check the equipment and put it into operation.
